Why we built this
Buying an HDB flat is one of the biggest financial decisions most Singaporeans will ever make. But the rules — MSR, TDSR, LTV, EHG, age-65 cap — are scattered across different government websites, and it's hard to know exactly what they mean for your numbers.
We built HDB Calculator SG to put everything in one place. No sign-up, no fees, no ads that get in the way. Just clear numbers to help you understand your position.
What you can do here
- Affordability Calculator — Enter your income and see your maximum HDB loan, target flat price, and a full amortisation schedule. Includes MSR (30%) and TDSR (55%) limits, HDB vs bank loan comparison, and the age-65 rule.
- CPF Grant Checker — Check your eligibility for the Enhanced CPF Housing Grant (EHG), CPF Housing Grant, Proximity Housing Grant, and Step-Up Grant in a few clicks. See your total grant amount and how it affects your budget.
- FAQ & Guides — Straightforward answers to common HDB questions, from loan eligibility to grant clawback rules, and step-by-step guides for first-time buyers.
Who's behind this?
HDB Calculator SG is an independent project built and maintained by a small team based in Singapore. We are not affiliated with the Housing & Development Board (HDB), the CPF Board, or any government agency.
We rely on publicly available HDB and CPF Board guidelines — updated for 2026 — and we do our best to keep calculations accurate. But this is an informational tool, not financial advice.
Our commitment
- Free, always. No paywalls, no premium features, no credit card required.
- No sign-up. You never need to create an account or share personal data to use our tools.
- Privacy-first. We don't collect or store your financial information. What you type stays on your device. See our Privacy Policy.
- Up-to-date. We regularly review HDB, CPF, and MAS announcements to keep our calculators current.
- Transparent. Every calculation is explained. No black boxes, no hidden assumptions.
Limitations
Our calculators are estimates based on the rules and rates we know at the time. They do not replace:
- An HDB Flat Eligibility (HFE) letter
- A loan offer from HDB or a bank
- Advice from a licensed financial adviser or property agent
Always verify your numbers with the relevant authorities before making a purchase decision.
