Almost nobody reaches these. The resale family maximum requires the lowest EHG income band, a 2- to 4-room flat and moving in with a parent simultaneously — a household on the lowest band is unlikely to be buying at all three conditions at once.

The CPF Housing Grant depends on flat size

This is the one grant that changes with the flat you buy, and getting it wrong overstates a 5-room buyer's grant by $20,000 to $30,000.

The Proximity Housing Grant depends on distance

The Proximity Housing Grant pays more for living in the same flat as a parent or married child than for living near one — a gap of $10,000 for a family.
