What a single can claim in 2026

There is no dedicated singles grant. A single buyer claims the same three grants a family does, each at half the family rate, and the three add up to the figure HDB publishes as the singles maximum.

HDB states the total directly rather than leaving it to be summed: "eligible first-timer families can receive up to $230,000 in grants, while singles can receive up to $115,000." Very few single buyers reach it. It requires the lowest EHG income band, a 2- to 4-room flat and moving in with a parent, all at once.

Who counts as a single

The eligibility gate is narrow and has two parts.

  • Age: at least 35, if unmarried. Widowed and divorced buyers are also assessed under the singles schemes.
  • Citizenship: Singapore Citizen. A single Permanent Resident is not eligible for any CPF housing grant.
  • Property: you must not own or have an interest in private residential property, or have disposed of one in the last 30 months.

What a single can buy

The flat types open to a single buyer changed with the Standard, Plus and Prime framework introduced in the October 2024 sales exercise, and much of the advice still online predates it.

Note what is not on that list of restrictions: a location condition on resale. A single buyer is not confined to non-mature estates, and has not been under the current framework. Neither is the CPF Housing Grant, which is where that idea usually attaches itself.

The 5-room point

The most persistent error about singles grants is that the CPF Housing Grant stops at a 4-room flat in a non-mature estate. It does not. HDB's own grant table runs one row further.

The largest flat a single may claim this grant on is a 5-room resale flat. Buying larger than that does not disqualify you from the flat — it disqualifies the grant. This page carried the wrong version of that rule until 20 August 2026; it is corrected here and in every other place on the site where it appeared.

Income ceilings, grant by grant

The ceilings differ by grant, and a single buyer can clear one while failing another.

A single earning $5,500 a month is above the EHG ceiling and below the CPF Housing Grant ceiling, so the $60,000 disappears while the $40,000 remains. That is the single most common surprise in a singles HFE letter.

A worked example

A single Singapore Citizen aged 38 earns $3,000 a month and is buying a 3-room resale flat within 4km of her parents.

This is a worked example computed on this site. The EHG figure is an estimate: HDB publishes only the maximum and the income ceiling and confirms each buyer's exact grant in the HFE letter. It is not an official HDB table and not a quotation of your entitlement.

Moving in with her parents rather than nearby would raise the Proximity Housing Grant to $15,000. Buying a 5-room instead of a 3-room would cut the CPF Housing Grant to $25,000.
