What each HDB grant covers (2026)

There are four main CPF housing grants for HDB buyers. Your eligibility depends on your income, household type, citizenship, and the flat you’re buying.

How are grants used?

CPF housing grants are credited to your CPF Ordinary Account and can be used for:

  • Downpayment: Grants can cover the CPF portion of your downpayment — the full 25% due on a BTO or an HDB-loan resale purchase, or the 20% CPF portion of the 25% downpayment due on a bank loan. The remaining 5% on a bank loan must be paid in cash and cannot be covered by a grant.
  • Loan reduction: Any grant amount above your required CPF downpayment automatically reduces your mortgage loan, lowering your monthly instalment.
  • Stamp duty and legal fees: CPF savings (including grants) can also cover Buyer’s Stamp Duty and conveyancing fees.
Important: Grant amounts are not cash in your pocket. They go into your CPF Ordinary Account and must be refunded with accrued interest if you sell the flat. This protects your CPF retirement savings.

Frequently asked questions

Can I get EHG for a BTO and resale flat?

Yes. The EHG applies to both BTO and resale purchases, as long as your household meets the income ceiling ($9,000 for families, $4,500 for singles) and you’re a Singapore Citizen household.

Do PR households get any grants?

PR households are not eligible for the EHG. However, resale buyers in an SC/SPR household can get the CPF Housing Grant (at a reduced amount compared to a full SC household). Two PRs buying together get no grants at all.

What counts as “near parents” for the Proximity Grant?

You (or your spouse) must live within 4km of your parents’ or married child’s HDB flat or private property. HDB performs the measurement when it assesses your HFE letter application; it does not publish which distance metric it uses.

Can second-timers still get grants?

Yes, but only one of them. The EHG and the CPF Housing Grant are first-timer grants, so a second-timer household cannot claim either. What remains is the Step-Up CPF Housing Grant of $15,000, and on a resale flat the Proximity Housing Grant. HDB pays the Step-Up only when the flat you are buying is a 2- or 3-room flat and average gross monthly household income is at or under $7,000. It applies to a new flat from HDB as well as a resale flat.

Do I have to pay back the grants?

Not directly. But if you sell your flat, the grant amount (with accrued CPF interest) goes back into your CPF Ordinary Account. You can use it for your next property, so it stays as part of your retirement savings.
